Cap rate is one of the most commonly used metrics in real estate investment analysis, and one of the most commonly misapplied. Understanding cap rates in the Charlotte market, what is typical, what drives variation, and how to use them in deal evaluation, is essential for any serious investor.
Current Cap Rate Ranges in Charlotte 2025
Single-family residential: 4% to 7% depending on location and condition. Small multifamily 2-4 units: 5% to 8%. Commercial and larger multifamily: 5% to 7% for stabilized assets. Premium submarkets like Fort Mill, Weddington, and south Mecklenburg compress toward 4 to 5%. Entry markets in Gaston and outer Cabarrus push toward 7 to 8%.
What Cap Rate Actually Measures
Cap rate equals net operating income divided by purchase price. It tells you the unleveraged return on the asset assuming full occupancy and normalized expenses. For leveraged investors, cash-on-cash return is often more relevant than cap rate. A 5% cap rate property financed at 7.5% with 25% down may produce negative cash flow. The same property at 30% down might cash flow modestly. Run your actual numbers with your specific financing rather than buying based on cap rate alone.
