What the Inspector Covers
A standard NC home inspection covers the roof, attic, foundation, structural components, exterior, plumbing, electrical, HVAC systems, insulation, windows, doors, and built-in appliances. Inspectors do not open walls or inspect areas that are not safely accessible. For older homes, a separate sewer scope and radon test are often recommended.
How to Read an Inspection Report
No home is perfect. A 300-item inspection report is not a 300-problem house. Inspectors are trained to document everything, which means normal wear, deferred maintenance, and cosmetic issues all appear alongside genuine defects. Work with your agent to sort the report into three categories: safety concerns, major systems issues, and minor items.
What Is Actually Worth Negotiating
Safety items like faulty wiring, active leaks, or failing HVAC systems are legitimate negotiating points. Major structural issues are worth negotiating or walking away from depending on scope. Cosmetic issues, normal wear, and code items that existed at the time of original construction are generally not worth burning goodwill over. Your agent will help you calibrate.
Using Your Due Diligence Period Wisely
Schedule your inspection in the first three to five days of your due diligence period. That gives you time to bring in specialists, get contractor estimates, and request repairs or credits before your period expires. Do not wait until day 12 of a 14-day due diligence period to order your inspection.
Repair Requests vs Credits
You can ask the seller to make repairs before closing or request a credit to handle them yourself. Credits are generally preferred by buyers who want control over contractor selection and timing. Sellers often prefer credits too since it removes the risk of repairs not meeting buyer expectations. Your agent can advise on what the current market supports.
