Inventory Is Still Below Historical Norms

Charlotte metro inventory remains below what would constitute a balanced market. The suburbs with the tightest inventory are Union County communities like Waxhaw and Stallings, Fort Mill SC, and inner-ring Mecklenburg suburbs like Matthews and Huntersville. These markets still see competitive offer situations on well-priced listings.

Days on Market Have Normalized

After years of sub-7-day average DOM in peak submarkets, days on market have normalized to 15 to 35 days across most of the metro. Well-priced homes in strong school zones still move quickly. Overpriced listings now sit until they are corrected. This is a healthier market than 2021 but sellers should not assume that overpricing is consequence-free.

Price Appreciation Has Moderated But Held

The 15 to 20% annual appreciation of 2021 and 2022 is behind us. The Charlotte metro has seen modest 3 to 6% annual appreciation in most submarkets in 2024 and 2025, which is healthy and sustainable. Some outer markets that appreciated aggressively have seen minor corrections. Core Mecklenburg and Union County values have held firmly.

Interest Rate Environment

Mortgage rates remain the largest factor suppressing transaction volume. Many homeowners with 3% mortgages from 2020 and 2021 are reluctant to sell and take on higher rate debt on their next purchase. This lock-in effect limits listing inventory and partially explains why prices have held despite higher rates.

What This Means for Buyers in 2025

You have more time to make decisions than in 2022, but do not mistake that for endless opportunity. Good homes in good locations still attract competition. Get pre-approved before you start seriously looking. Understand what you are competing with in each specific submarket rather than assuming the whole metro moves the same way.
